    MONTHLYRATE CONDITIONS:
    • Rates per month, inclusive of 10% service charge and 7% government
    • Room rate quoted for a minimum of 1 month stay
    • Rates are inclusive of Unlimited Electricity & Water Supply, Cable TV, Wi-Fi Internet (Please note that wifi routers of any kind are not allowed to be installed in the rooms by guests)
    • Each room is limited to 10 wifi devices
    • Maid Services 5 times per week and linen change 2 times per week.
    • Bathroom amenities will be provided only one time upon check- in (no refill)
    • Replenished Shampoo, Conditioner, Bath gel and Tissue paper
    • Drinking water 2 bottles per day
    • Maid services include - Regular day cleaning includes living room, bathroom, bedroom, and balcony with kitchen duties being confined to the sanitizing of kitchen surfaces and the exterior of kitchen appliances.
    • Maid service will not include washing of Kitchen equipment, dining equipment, glasses and cups.

    EXTRA SERVICES WITH EXTRA CHARGE:
    • Breakfast package: 10 times = THB 5,000 net , 20 times = 10,000 net and 30 times = THB 15,000 net
    • Laundry service package: 30 pieces = THB 3,000 net , 40 pieces = THB 4,000 net

    PAYMENT & DEPOSIT:
    • Hotel requires one month security deposit and one month advance payment upon confirming the booking.
    • The security deposit cannot be deducted as room rental and will be refunded after check out around 30 days.

    *Black out period: 24th December 2025 – 31st December 2025.

    Cancellation Policy : Guaranteed reservations will be charged equivalent to one night’s rate in the event of a no show
    • Non-guaranteed reservations are held until 4 pm. (Thailand local time) on date of arrival. All nonguaranteed reservations will be released at 4 pm. Arrivals later than 4 pm will have to be guaranteed by a credit card or a letter duly signed by an authorized signatory.

    Monthly rates: Non-refundable of security deposit for cancellation or terminate lease agreement before completing 1 month
